Text in double square brackets, like this, is a blank the company must fill in before publishing.
1. Agreement
These Terms and Conditions (the "Terms") are a legally binding agreement between you and Company legal name ("Kiimbu", "we", "us"), a company incorporated in India with its registered office at registered address. They govern your access to and use of the website kiimbu.com and its related pages, features and services (the "Platform").
By creating an account, ticking the acceptance box, or using the Platform, you agree to these Terms and to our Privacy Policy, which forms part of them. This is an electronic record under the Information Technology Act, 2000 and needs no physical or digital signature. If you do not agree, do not use the Platform.
If you use the Platform on behalf of a company or other organisation (for example, as a landlord's property manager), you confirm that you are authorised to bind it, and "you" includes that organisation.
2. Definitions
- "Student" — a person who uses the Platform to search for, save or request student accommodation.
- "Landlord" — a property owner, property manager, hostel or PG operator, or their authorised representative who lists accommodation on the Platform.
- "Kiimbu Team" — our administrators, support and operations staff.
- "Listing" — a property, room type, bed or unit published on the Platform, with its photographs, price, amenities and rules.
- "Booking Request" — a request a Student submits through the Platform to reserve accommodation.
- "Content" — any text, image, document, data or other material you submit or upload.
- "Services" — the features of the Platform described in section 4.
3. Who can use the Platform
- You must be at least 18 years old and capable of entering into a binding contract under the Indian Contract Act, 1872. The Platform is not available to minors.
- You must give accurate, current and complete information and keep it up to date.
- You may hold only one account for each role unless the Kiimbu Team agrees otherwise. Accounts are personal. Do not share your sign-in details.
- We may refuse, suspend or remove registration if we reasonably believe information is false, the account is used for abuse or fraud, or these Terms are broken.
4. What Kiimbu is, and what it is not
- Kiimbu is a marketplace and facilitator. Kiimbu lets Landlords publish Listings and lets Students discover them and submit Booking Requests. The Kiimbu Team reviews Listings and coordinates requests.
- Request-based, staff-assisted bookings. A Booking Request is a request, not a confirmed reservation. A booking is confirmed only when the Kiimbu Team marks it confirmed on the Platform. Availability can change at any time and a request can be declined or expire.
- No payments through the Platform. In the current version, Kiimbu does not collect, hold, transfer or refund money, and does not process cards, UPI or bank transfers. Rent, deposits and other amounts are agreed and paid directly between the Student and the Landlord, outside the Platform. The Platform may show a rent record entered by the Kiimbu Team (charges and payments) purely as a record. It is not a receipt, invoice or proof of payment unless the Kiimbu Team or Landlord issues one, and Kiimbu does not guarantee that it is complete.
- The tenancy is between Student and Landlord. Unless Kiimbu signs a separate written agreement saying otherwise, Kiimbu is not a party to the rental or occupancy arrangement, is not a landlord, tenant, broker, agent or guarantor, and is not responsible for the performance of either side.
- No direct contact channel. For safety and quality, Students and Landlords communicate through the Kiimbu Team and not by direct in-Platform messages. Do not use the Platform to share personal contact details in order to avoid the Platform's processes.
- Information is provided "as given". Listing details, photographs, distances, map pins, amenities, prices and availability are supplied by Landlords or estimated. Kiimbu takes reasonable steps to review Listings but does not guarantee that any Listing is accurate, complete, safe, lawful or available. Please inspect a property and read the rental terms before you pay or move in.
- Emergency feature. The Platform has an emergency request feature for urgent help from the Kiimbu Team. It is not a substitute for emergency services. In a life-threatening situation call 112 (all emergencies) or 108 (ambulance) first. We do not promise any response time or outcome.
5. Your account and security
- You are responsible for all activity under your account. Keep your password and sign-in codes confidential, use a strong unique password, and sign out on shared devices.
- Tell us immediately at support email if you suspect unauthorised use.
- We may require you to confirm your email by code, re-enter your password for sensitive actions, or use an authenticator app. Sessions end automatically after a period of inactivity or a maximum duration.
- We are not liable for loss caused by your failure to keep your credentials safe.
6. Terms for Students
- Use. You may use the Platform to search, save, request and communicate with the Kiimbu Team for your own accommodation needs. You may not use it for commercial purposes, to resell access, or to collect Listings or data by automated means.
- Booking Requests. Give truthful details (dates, stay, number of occupants). Submit only requests you intend to pursue. Repeated requests you do not honour, or false requests, may lead to suspension.
- Cancellations. You can cancel a request on the Platform before it is confirmed. After confirmation, cancellation, deposit and refund terms are those agreed between you and the Landlord, together with any policy shown on the Listing. Kiimbu may help coordinate but does not decide refund disputes between you and the Landlord.
- Behaviour. Treat the property, other residents and staff with respect and follow the house rules in the Listing and the Landlord's lawful instructions.
- Your documents. You are responsible for any tenancy documentation and for providing any identification, student documentation or police verification the Landlord or the law requires. Do not upload identity documents to the Platform unless a feature asks for them.
7. Terms for Landlords
- Authority and verification. You confirm that you own the property or have written authority to list it and to bind the owner. You agree to the verification process, including uploading identity, ownership or business documents. Documents are stored privately and used only for verification and fraud prevention (see the Privacy Policy). We may refuse or remove any Listing or account that we cannot verify.
- Accurate Listings. Everything you publish — address, map location, photographs, room types, number of beds, price, deposit, amenities, rules and gender policy — must be true, current and not misleading. Photographs must show the actual property. Keep availability up to date.
- Review of changes. Changes to certain important details of a published Listing (such as the address, location, property type or gender policy) may send the Listing back for review and temporarily remove it from public view. A Listing under review, suspended or rejected may be locked from some edits until the Kiimbu Team finishes its review.
- Honour confirmed bookings. When the Kiimbu Team confirms a booking for a bed or unit you have made available, you must hold it for the Student on the stated terms. You must not take a booking outside the Platform for the same bed while it is allocated, and you must not demand more than the price and deposit shown, except for what you have clearly disclosed.
- Staff-managed allocation. Once a bed or unit is assigned, reserved or occupied through the Platform, its status is managed by the Kiimbu Team. You may not change it yourself; ask the Kiimbu Team to end an assignment first.
- Lawful operation. You are solely responsible for complying with all laws applicable to the property and its operation, including local rent and tenancy law, building, fire and safety rules, licences or registrations for hostels or paying-guest accommodation, police or tenant verification requirements, tax law, and the obligation to treat residents lawfully. Any gender-specific or similar admission policy must be lawful and clearly shown on the Listing.
- No discrimination or harassment. You must not unlawfully discriminate against, harass or mistreat any Student.
- Fees. Listing and using the Platform is currently free. If we introduce fees we will tell you in advance and they will apply only from the date stated. Nothing in these Terms makes Kiimbu a party to any amount you collect from a Student.
- Reviews and ranking. We may order, feature, hide or remove Listings based on published rules, quality, completeness, safety, complaints and compliance with these Terms.
8. Your Content and our licence
- You own your Content. By submitting Content you confirm that you have the right to do so and that it does not infringe any person's rights.
- You give Kiimbu a non-exclusive, worldwide, royalty-free licence to host, store, display, reproduce, resize, convert, translate and distribute your Content (including processing photographs into smaller web versions and removing hidden location data) for the purpose of operating, promoting and improving the Platform. For Listings, the licence continues while the Listing is live and for a reasonable period afterwards for archival and legal purposes.
- You must not upload anything you do not have the right to share, such as another person's personal data, identity documents of third parties, or copyrighted photographs you did not take or license.
- We may remove or disable Content that breaks these Terms or the law.
9. Acceptable use
You must not, and must not allow anyone else to:
- host, display, upload, modify, publish, transmit, store, update or share any information that belongs to another person without right, is obscene, pornographic, paedophilic, invasive of another's privacy, harassing, hateful, racially or ethnically objectionable, defamatory, or otherwise unlawful;
- harm a child in any way, impersonate any person, or deceive or mislead about the origin of a message;
- infringe any patent, trademark, copyright or other proprietary right;
- publish false or misleading Listings, fake reviews, or fraudulent requests;
- threaten the unity, integrity, defence, security or sovereignty of India, friendly relations with foreign states or public order, or incite an offence;
- upload viruses or any code that interrupts, destroys or limits the functionality of any computer resource;
- scrape, crawl or bulk-download the Platform; probe, scan or test its security; bypass rate limits, authentication or access controls; or interfere with its operation;
- access another person's account, data, conversations or documents, or try to find out information about people the Platform does not show you;
- send spam or unsolicited promotional messages through the Platform;
- misuse the emergency feature (for example, false or abusive emergency requests); or
- use the Platform in breach of any law.
We may investigate suspected violations, remove Content, restrict features, suspend or end accounts, preserve and disclose information to authorities where the law requires, and take legal action.
10. Messaging and notifications
- Messages sent through the Platform go to the Kiimbu Team. Be polite and relevant. Do not send illegal or abusive content or attachments.
- Attachments are stored privately and checked before use. We may refuse or remove files we cannot verify as safe.
- We may send you service messages and security alerts by email and in the Platform. You cannot opt out of essential account and security messages while you hold an account. We will not send marketing messages without separate consent.
- Chat messages are kept as described in the Privacy Policy.
11. Fees and payments
- The Platform is free for Students and Landlords at the date of these Terms.
- If a fee is introduced, it will be announced in advance, shown before you incur it, and include applicable taxes. No fee applies retroactively.
- Because the Platform does not process payments, you are responsible for how and where you pay your Landlord. Do not send money to anyone claiming to be from Kiimbu. The Kiimbu Team will never ask for your password, sign-in code, card number or UPI PIN.
12. Third-party services and links
The Platform uses third-party services such as cloud hosting, a database provider, a network and security provider, an email delivery service, a fonts provider, and OpenStreetMap maps (see the Privacy Policy). Links to third-party sites or map directions are provided for convenience; we do not control and are not responsible for them. Their own terms apply when you use them. Map data © OpenStreetMap contributors.
13. Intellectual property
The Platform, its design, software, name, logo, text, graphics and compilation (excluding your Content) belong to Kiimbu or its licensors and are protected by law. We grant you a limited, personal, non-exclusive, non-transferable, revocable right to use the Platform in line with these Terms. You must not copy, modify, distribute, reverse-engineer or create derivative works from it, except as the law allows. "Kiimbu" and related marks may not be used without our written consent.
14. Feedback
If you send ideas or suggestions, you allow us to use them without payment or obligation to you.
15. Suspension and termination
- By you. You can close your account at any time from Account → Privacy. Closing it ends your access immediately and starts the retention and anonymisation process in the Privacy Policy. Closing your account does not cancel obligations you already have to a Landlord or Student.
- By us. We may suspend or terminate your access, remove Content or cancel a pending request, with or without notice, if: you breach these Terms; we must do so by law; your account is inactive for a long period; or continuing creates risk for users or the Platform. Where practical and lawful, we will tell you why and how to appeal.
- We may modify or discontinue any feature, or the Platform, with reasonable notice where possible.
- Sections that by their nature should survive termination (including Content licence for retained records, disclaimers, limitation of liability, indemnity, governing law and dispute resolution) continue to apply.
16. Disclaimers

You agree to indemnify and hold harmless Kiimbu, its directors, employees and partners from claims, losses, liabilities, damages and reasonable legal costs arising from: your breach of these Terms or the law; your Content or Listing; your dealings with other users; or your infringement of someone's rights. 19. Intermediary status, takedowns and the Grievance Officer

How we collect, use, store, share and protect your personal data, and the rights you have, are explained in our Privacy Policy. By using the Platform you also agree to those practices.
